Where do you envision yourself aging in place? Are you more focused on space and luxury, or are cost concerns your priority? If cost is your main consideration, there are plenty of affordable options available. One viable choice, in particular, is mobile homes. This term generally encompasses manufactured homes, modular homes, and RVs, each of which has its own distinctions. However, these alternatives to conventional homes are often found in well-maintained communities.

Many of these communities cater specifically to the 55+ population, providing a pleasant living experience during your golden years without straining your budget. If you’re exploring retirement living options, a mobile home park might be the right choice for you.

It’s essential not to overlook the specific details of each option. Much like a Homeowners’ Association (HOA), these parks have their own set of rules and regulations, as well as various amenities. When deciding, there are several important factors to consider.

Here are some tips for choosing the right senior mobile home park:

Cost Efficiency

Mobile home communities are well regarded for being a more affordable option. For those on a fixed income, it’s a more content way to balance your quality of living and your finances. Most seniors will own their mobile homes to increase stability but that does not always have to be the case. That being said, whether you own or not, there are still costs to factor in.

If you choose a manufactured home and take out any number of loans to finance, you’ll still have to pay for the land it sits on. And in a community, you may still have to pay rent on the “lot”.

This will go to the actual owner/manager of the property or landlord. Being on the cusp of apartment living vs. traditional home living, mobile home community pricing can range anywhere from $100 to $1,000 a month depending on your location and the size of the mobile home (single, double, or triple wide). If you’re trying to budget, do a little digging on lot rent pricing around you and which ones best suit your financial needs.

Then you can start looking into the more personable stuff: amenities.

Amenities

What’s the dealbreaker for you when it comes to choosing a retirement/senior home in a shared community space? Is it a lack of amenities? Rest assured that most mobile parks come equipped with amenities for their residents almost identical to apartment complexes. This means things like laundry rooms and recreation centers. But there are others to be mindful of such as:

  • Potential communal garden
  • Pool
  • Pet play area
  • Common area

You should also note that things like internet, maintenance, and utilities can also be incorporated into your rent, and who wouldn’t love one less bill to keep track of? While some of these features can be added directly to your mobile home at your own expense—like a laundry set-up, for example—it’s never a bad idea to be out and interact with your neighbors with these shared amenities to get the most out of your experience!

Emphasis on Location

Location will always matter when choosing the right community. Are you going to be within close proximity of loved ones? Or what about the things you’ll need to get by such as hospitals, grocery stores, and pharmacies? If the mobile home park you’re considering doesn’t include a gym, is there one nearby? All of the above are important locational aspects to be aware of before you sign. But also, have some fun too! Surveying the attractions around you is also good practice in case you want a night out. The atmosphere and environment can play a part in your time there. However, all things considered, walking distance to such places (and your mobility) should be taken into account as well.

Safety and Security

You should feel safe no matter where you choose to lay your head. And if it’s a mobile home park, it should be no exception! One of the more prominent features to look for, in any senior community, is if it is gated. Even in a mobile home park, you’ll want that extra sense of security within a closed community if available. Also, note if there is a security staff on-site and whether or not they offer routine patrols. In modern times, security cameras have become a useful resource in providing additional security measures. It wouldn’t hurt to look into how eagle-eyed the management and staff keep the security of their residents.

But don’t forget the external forces that mother nature can provide! Ask about your desired park’s emergency response procedures. Alarms, alerts, and evacuation plans can be critical, so make sure they have the best standards and practices in place for your safety.

Rules and Regulations

Since you are in a community of like-minded seniors wanting to enjoy their time in the most serene way possible, having a set of rules and regulations in place is key. But some are worth looking into before you choose the right park for you. Most notably this includes pet policies. If you’re planning on taking your furry friends with you, you might want to first check any restrictions on breed, size, or just simply if they’re a pet-friendly community or not. Or if you’re someone without pets, see about the upkeep from the staff and owners, ensuring the best environment for everyone.

Noise is also at the forefront of priority. For the most part, everyone wants a quiet environment to live in. So, the governance of noise and limitations should be considered when making your decision. A bonus would be time restrictions on noise levels, getting a good night’s sleep in peace and quiet is always beneficial. Lastly, parking should also be factored in. Both visitors and residents should ideally have no issues with the quality and accessibility of parking.
